House Leasing Contract
1. Parties concerned:

2. Object and purpose of leasing:
Based on the service provided by Taiwan H&B Reality Group Shanghai Branch (hereinafter referred to as the “Intermediate Party”, Party A hereby lease the property of Room , Lane , Lingling Road, Xuhui District, Shanghai to Party B. Before signing this contract, Party A has notified Party B that this house has been set with no pledge. The total floor area of this house is (about) 54.5 square meters. House delivery standard: Party A shall deliver the key to this house to Party B. And both Party A and Party B hereby shall sign the Letter of House Delivery (for details, please refer to the attachment).
3. Leasing term
The leasing term shall be 2 years, starting from November 2, 2017 to November 2, 2019.

If Party A fails to deliver the house to Party B on the day of hire as agreed in this Article, Party A shall pay Party B the overdue penalty at the rate of 2 times of the daily rent per delayed day until Party A actually delivers the house to Party B. And the state date of leasing term shall be postponed accordingly. The lease term shall remain unchanged. If Party A fails to submit the room for over 20 overdue days and fails to obtain the understanding of Party B, in addition to paying penalty as required above to Party B, it shall also be deemed as that Party A randomly terminates this leasing relationship, and Party A shall undertake the consequences as breaching contract according to Article 9 of this Contract.
4. Rent
4.1 Amount: the rent per month shall be RMB 10,000 Yuan (amount in words): TEN THOUSAND YUAN ONLY.
4.2 Payment mode: the rent shall be paid once every 3 months as one installment. The first installment of rent shall be paid off before （YYYY-MM-DD）, and the following installments of payments shall be paid within the first 5 days of the month when the current installment rent shall be paid. Party A shall sign full-amount rent receipt to Party B when it receives the rent of current installment. For the payment of each installment rent, Party B shall pay in cash or via bank transfer to deposit to the bank account designated by Party A:
